Go over your search criteria with Mat… Budget, Location, Needs, Wants, etc. Once Matt has all of your criteria he will setup a custom search so you see new listings as soon as they come on the market. Now you can big to schedule showings.
The 'Offer'
Once you find ‘The One’ Matt Will write up an offer and present it to the sellers agent to start the negotiation process. If your offer is accepted all parties will sign the agreed upon contract which will then be sent to the buyers and sellers attorneys.
Home Inspections
After Attorney Review, the inspection period will begin. Matt has a list of local inspection experts he can recommend for all facets of the home. If any issues are found your attorney will request the items be fixed or for a credit for any items that fall outside of normal wear and tear. If both sides cannot come to an agreement either party can void the contract. Once both parties agree and the attorneys have the addendum signed, the inspection period is over.
Home Appraisal & Mortgage
If you are buying the home with a mortgage, your lender will order an appraisal to assess the homes value. During this time you will also submit any paperwork required for your lender in order to obtain a Mortgage Commitment and eventually the ‘Clear to Close’!
Final Walkthrough
One or two days prior to closing you will preform a final walkthrough with your agent. This is to ensure that the home is in broom clean condition and any inspection requests were taken care of. During time period your attorney will also review the agreement, ensure the title is clear, and that all taxes and utilities are setup and paid.
CLOSING DAY!
On closing day your attorney will provide the exact amount required for the remaining downpayment which will be brought to the closing table as certified check or wired to the title company. Once all of the documents are explained and signed off on your are given the keys to your NEW HOME!
